We specialise in all aspects of preparing plans, specifying work and obtaining planning permission and Building Control approval.

Design, Planning And Specification
We offer a complete service of design, planning and specification, all for a fixed cost with no hidden extras. We can tell you the likelihood of obtaining planning permission, or even if permission is required, as it often isn’t even needed. In the unlikely event of the council refusing permission, we will tell you this might happen before undertaking any work, enabling you to make an informed decision. A lot of the architectural work we do is for services around the permitted development rights of the property, so permission often isn’t even required!
What is always required for all the plans we do, is Building Control Approval, often referred to as ‘building regs’. This is included in all our plans, a full specification including cross sections, construction detail in the plans and structural calculations, are all supplied with every drawing. This enables builders to give a fixed cost for the building work, not estimates of the cost. It also means if you’re a self-builder or keen DIY enthusiast who is going to be doing the work yourself, or project managing the work, you have a specification to work to. Being Approved Building Control Partners, we will have the plans, spec and calcs, approved for you before the work commences, so they’ll be no nasty surprises.
If you’re in the Medway, Gravesend, Maidstone or Swale areas these are the planning departments we work with. We have a good working relationship with them, whilst we are keen to maintain that relationship, we are also not afraid of pushing the council if what you want is a little unusual or different. It’s not always about giving the planning department something that will be approved easily. Sometimes Architectural services are about understanding the boundaries of planning permission, then pushing those boundaries!
