> What are plans and drawings used for?

> Why do I need them?

  • Planning permission – Formal plans must be sent to your local planning authority to begin the process of obtaining planning permission. 
  • Building control – Plans must be sent to building control to assess that regulations have been met so you can obtain approval for the build and site inspections can take place.
  • Builders’ quotes – Only estimates can be provided without plans, which may mean that your build costs more than you originally expected. With formal plans, you can send them out to get accurate quotes instead of estimates. This makes it easier to compare builders and avoids any unexpected costs.
  • Working with a builder – Most good builders won’t proceed with a build project unless they have a formal set of plans to use.

> What plans do you include and how are they supplied?

You will receive a full set of formal plans and drawings created with industry-leading AutoCad software. We also include structural calculations, Ordnance Survey maps and building regulation specifications. As part of our packages, you will receive a PDF copy of the plans and 2 sets of printed plans on A1 architectural paper, with more available upon request. 

> What sort of input do I have in the design?

You will have full control over the design with expert input from KCR. We’ll work with you to incorporate your requirements regarding space, shape, window/door placement and additional rooms. We’ll also ensure that the plans provide a cost-effective build which takes full advantage of the available space and has the highest chance of planning permission approval.

Plus, with unlimited amendments, we’ll keep working on the design - making any tweaks or adjustments as necessary - until you’re 100% satisfied.

> Can you apply for planning permission for me?

Yes. Once we’ve completed the plans, we’ll submit them to your local planning authority on your behalf, along with all the paperwork, and act as your agent to answer any questions they may have. We can also tell you in advance if any proposals are likely to be accepted or rejected. We’ll stay with you throughout the whole process and have a 97% success rate with planning approvals.

 

> Can you help me with a builder?

Yes. We can recommend a high quality builder to you, or if you choose to select your own, we can answer any questions they may have regarding the project.

Importantly once the plans are ready for submission, quotes can be obtained from builders.

> How else can you help me regarding my home build project?

We’ll be here for you throughout the entire process to answer any questions you have, provide expert advice, liaise with other parties and assist however we can – right through to the finished build. You’ll have architectural design and planning experts on your side to guide you through from start to finish.
