Here you can see examples of our work, there are currently 15 sets of plans ranging from conservatories and loft conversions up to large two storey extensions.

Each set of plans is available to view as a pdf document or a jpeg picture. The pdf is how the plans are submitted electronically to your local planning authority, but they are quite large in file size and so the jpeg which is much smaller is also available for you to view the plans, but the quality is reduced.

Two Floor Rear Extension

Mr and Mrs Westlake purchased a somewhat dilapidated property, which they hoped to extend and remodel, thus turning it into a spacious and modern family home. However there was a potential problem with having a two storey extension, there could be lose of light to the neighbouring property. Having lengthy phone meetings with the planning department, we were able to negotiate a very large ground floor extension, which included an additional bedroom on the first floor. The original 3 bed turned into a 4 bedroom house. Planning drawings were submitted to the planners. Benefitting the whole family, giving them the extra space they required and a lovely new home they desired.

Single Storey Side Extension

Mr and Mrs Flegg knew they wanted a side extension, but being next to a school and having a terraced garden, were not sure how to go about it. We had a new side extension drawn up for them, allowing for the unusual ground levels, and a design that was in keeping with the property, though not affecting the school. They also had a conservatory added to the plans, giving them the option to build it at a later stage.

Loft Conversion on a terraced house

After the birth of their second child, this couple needed more space, selling their house and moving up the property ladder was out of the question. In this small terraced house where space is at a premium, we suggested a loft conversion to give them an extra bedroom. Fortunately they didn't need planning permission as the work fell within their rights, under permitted development. A good set of well thought out plans, enabled them to get competitive quotes for the work and have it converted quickly, with the minimum of disruption.

Garage Conversion On A Bungalow

Mr Furner was feed up with his garage being used as nothing more than a junk room, the space was going to waste. He wanted to do a garage conversion, so that he and his wife could have somewhere comfortable, to unwind and watch a film in the evening, as well as a utility room to help improve the kitchen area. There was an article 4 covenant on his property, preventing the garage being converted or used for anything other then storage. We applied to the council on his behalf, with a full set of plans and had the covenant overturned, allowing him and his wife to enjoy their new room.

Two Storey Side Extension

Mr and Mrs Redman needed a bigger kitchen and an extra bedroom, for their growing family, but the local planning department weren't too keen on allowing them to build a large extension. After a brief meeting with the local planners we were able to ascertain their specific requirements and marry these up with the needs of Mr and Mrs Redman. This produced a beautiful 2 storey side extension, turning their 3 bed house into a very comfortable 4 bed semi. This gives the family the much needed extra space, without compromising the street scene of the village they live in. Also included in the plans is a conservatory, which can be built at a later date if they so wish.

Ground floor extension

This project involved a ground floor extension, to create a large family living area. Connecting the house and a previously converted garage together, creating a large ground floor. The extension did not come under permitted development, as it was just a little too high, we produced a nice straight forward set of drawings, which then proved obtaining planning permission was quick and easy.

Hip to gable loft conversion

 Mr and Mrs Clarke moved in with Mrs Clarke's elderly mother, to help take care of her. Obviously still requiring their own space, a hip to gable loft conversion was the obvious answer. A set of drawings created a large double bedroom with an en-suite, with a large double window to let in plenty of light, allowing them to still care for the mother, whilst maintaining and keeping their independence.

Two Storey Extension

Mr and Mrs Tovney knew they wanted a two storey extension, giving them two extra bedrooms, and a family bathroom on the upper floor area. On the ground floor a superbly large kitchen/diner, store room and downstairs WC were added. After we showed them an initial set of drawings, the layout and style was refined to reflect their exact needs. Once they were happy with the design, we submitted it to the local planning department on their behalf. They soon received full planning permission. The couple are now looking forward to having the home of their dreams.

Single Storey Extension

 Mr Waldrop purchased a very run down 3 storey property close to the University of Greenwich in the Medway Towns. His plan was to convert it into rooms for student lets. To make the best use of the space, a communal kitchen was needed. A single storey extension with a Velux window to let in plenty of light, was the ideal solution. Although this extension didn't need planning permission, as it fell within Mr Waldrop's permitted development rights for the property. A good set of plans enabled him to get competitive, accurate quotes for the building work, as well as having a full specification for building control.

Block Paved Drive

Mr Bird upset the planners and was threatened with court action, when he decided to block pave his front garden. He did not get any further than preparing the ground, when the local planning department demanded to know what was going on. They were concerned his front garden would look like a car park. We submitted a set of drawings showing a softer landscape with planting areas, a new featheredge gate with a side panel and a soakaway to take care of rain water run off.

Garage conversion

When their daughter needed to move back home after finishing university, this couple decided they needed more space. Having a detached garage, they weren't sure if they would be permitted to convert it into a bedroom with it's own en-suite. Preliminary drawings were supplied to the local council's planning department, which confirmed a covenant was in place, preventing the garage from being converted. The planners said a properly prepared and correctly submitted set of plans, would be looked upon favourably. Their daughter is now back home with the family, enjoying her new bedroom.

Side Extension

Mr and Mrs Davies wanted more space for their growing family. They also had an odd shaped plot of land, to the side of their house. They did not want to loose any space or end up with an unusual looking property. We showed them several different layouts to help them make an informed decision. The finished plans showed two additional double bedrooms and a separate bathroom, on the first floor. The ground floor comprised of a large kitchen, integral garage, downstairs WC and a huge airy conservatory, leading through to the garden area.

Dormer loft conversion

Mr and Mrs Simms approached us after their house had been on the market for some time, unfortunately remaining unsold. Needing more space for the grandchildren to come and visit, plans were drawn up and submitted to the council. A large dormer loft conversion, containing an en-suite and a dressing room was added in the roof space and a utility room with a new conservatory where added on the ground floor. They are now able to stay in their lovely bungalow, in a nice quiet area, without the difficulties of having to move. The grandchildren come to visit whenever they like, now there is plenty of room.

Garage conversion with an extension

Mr and Mrs Gardener have a lovely house in the country, which they had extended some years ago. They now wanted to make better use of their garage by haveing a large open plan, airy place, where they could sit of an evening and read. We suggested a new small extension to the back of the garage, with a large pair of French doors with side windows and an Atrium for the roof, to allow in plenty of light. They also extended the kitchen and included a downstairs WC.
