
Planning Permission and Building Control Approval
Both of these permissions are required before the work can commence, two storey extension plans have to deal with both of these and be suitable for a variety of other uses. The builder needs the plans to work out the cost and give a quote for the work, or a self-builder needs them to know how to build the extension. Included with the plans are a full specification of works, structural calculations, cross sections and various detail in the drawings to allow all this to happen.

What will my house extension achieve?
Typically an extra bedroom, or bedrooms, are the main goal for a two storey extension, although this isn’t always the case. Sometimes making an existing bedroom, or bedrooms larger, is enough to make the plans viable. Side extensions gain extra bedrooms very easily, usually a master bedroom with an en-suite, or two bedrooms with a shower room. Rear and front extensions are difficult to gain extra bedrooms on, making existing bedrooms bigger is always achievable. The ground floor can have many uses, from extending the kitchen, always popular, to adding a WC, utility room and an extra reception room or study. These are all options which we are happy to discuss with you.
What style of house is suitable?
A favourite is a two storey side extension, sometimes referred to as an extension over the garage, because there is often a garage already on the side of the house. Slightly misleading as the garage may need to be demolished, to allow for new footings and ground floor walls to be built before adding the new storey. Another increasingly popular option is a two storey front extension, although this rarely allows for an extra bedroom, it does make an existing front box bedroom a lot larger. The front extension also allows for additional options on the ground floor, like a porch, WC and a coat cupboard. A slightly more difficult option is a two storey rear extension, gaining extra bedrooms here requires reconfiguring the upstairs space and is often not viable, although like a front extension, bigger bedrooms is always an option
